What are home measurement services?

A home measurement service is just what it sounds like: Based on your needs, an appraiser will measure your home's dimensions and area, then draw a basic or highly detailed layout. The appraiser's report and floorplan is a document that can be used to prove a precise Gross Living Area (GLA), the sum of all livable space, of your home. These services are useful and often necessary when disputing property taxes or selling a property.

How does a measurement service work?

During a floorplan service, a certified appraiser takes measurements of the home or property with a measuring tool — generally a tape or laser measuring device. As they walk the home, they mark the layout of the rooms and other features, like stairs, entryways, and fireplaces. They may sketch out the property. Then, the appraiser writes up a report and detailed sketch showing the total area of the home and the overall layout. The final product is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documentation, home listings, and more.

When should I get a floorplan service?

Challenging property taxes

Tax records often reflect incorrect area of a property because the values can come from various sources, and sometimes go unverified — which means you may be taxed for more space than you actually have! Unless an appraiser has recently performed a valuation on your property (after any remodeling that might have affected square footage), you'll need an appraiser to perform a measurement service before challenging what you're taxed. An appraiser assesses the accurate Gross Living Area (GLA) of your property so your taxes can reflect the actual square footage — and you can stop overpaying.

Putting your property on the market

A home measurement service can secure fair market value for your property. Area is one of the biggest factors potential buyers look for when purchasing a home — but since square footage values are often estimated rather than properly measured, your home listing may show less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA not only reduces the potential selling price for your home, but possibly even the number of interested buyers. The only reliable method of using an accurate GLA when listing your home is to reference a recent appraisal or measurement service carried out by a certified appraiser (after any renovation that may have affected square footage).

Material for agents

To ensure that your client's property closes at a price that correctly reflects true market value, we recommend seeking a floorplan service for the property. Your clients, and potential buyers, will be grateful for your thoroughness, and you can rest assured knowing the GLA on your client's listing is a true representation of their home. A floorplan can also be a wonderful marketing tactic for enticing potential buyers because they can review the layout and details of the house before and after touring.
